            The Shannon Team is comprised of professional and experienced individuals who are committed to earning your trust and fulfilling your needs.  These skilled people specialize in six separate job functions that perform over 400 tasks during a real estate transaction.  These specialties include listing agents, listing coordinators, buyer’s agents, lead buyers agents, transaction coordinators, and administrative managers.  Outlined below are the general duties of each person. 

            The listing agent specializes in listing homes for sale and is the team leader.  This seasoned professional has many years of real estate experience, is highly skilled and possesses a thorough knowledge of the community.  The listing agent negotiates contracts, prepares a detailed computer market analysis for each client, including comparable home values to ensure you get the most money from your home sale.  Many inexperienced real estate agents make the mistake of under-valuing a home from the comparable sales, thus under-pricing the home.  The listing agent also keeps the communication channel open with the client from the time a contract is signed until the close of escrow.  It is very common that the relationship you build with your listing agent is one that lasts a lifetime.  The listing agent is constantly prospecting for new listings and new talent to join our team.  If you know someone we should meet, please call us. 

            The listing coordinator is the listing agent’s right hand person.  Because the listing agent is not always accessible, it is the listing coordinator’s priority to keep the seller informed of every step in the listing process.  Once your home is listed, the listing coordinator will process the listing contract for the office broker, input your property into the Multiple Listing Service, market your home on several websites and magazines, arrange for open house showings, and keep the seller and listing agent apprised of buyer agent home showings and feedback.  Working hand-in-hand with the seller, the listing coordinator and listing agent ensure your home will sell as fast as possible for the maximum amount.  The listing coordinator is always available to you and will keep up-to-date during your real estate transaction.        

            The buyer’s agents specialize in helping people purchase their dream home or investment property.  They are also highly skilled professionals with knowledge of the area.  Buyer’s agents perform countless hours of research and home searching to find the perfect home match for their clients.  Buyer’s agents keep in close communication with their clients building a relationship of trust and mutual understanding.  They also write the purchase contract and advise the buyer through the negotiation process.  It is also very common that buyer’s agents remain a client’s trusted advisor for life.

             The lead buyer’s agent is also an experienced and highly skilled professional that coaches and mentors the buyer’s agents to ensure each transaction is seamless.  The lead buyer’s agent provides on-going training, motivation, and generates leads for the buyer’s agents to follow up on.   

           Once a real estate transaction is initiated and contracts are signed, the mountain of paperwork begins. The transaction coordinator makes countless phone calls during the course of a transaction coordinating inspections, paperwork, appraisers, walkthroughs, etc., in addition to answering question for the buyer and agents involved on both sides.  This is the “hub” of a transaction.  Anything you want to know will be known by this department.  This person is also highly skilled, usually with a background in real estate, title process, or mortgage practices.  Unlike single real estate agents, the transaction coordinator is always available to assist you with any questions you may have.   

           The administrative manager is a professional person with a management background.  The administrative manager handles the day-to-day functions of the office environment.  This person oversees the activities of all team members and ensures their needs are met.  The office manager conducts office meetings, implements systems, and assists in problem resolution. 

         With this “team” effort working for you every step of the way, the sale or purchase of your next home will be handled professionally and with a level of customer care like you’ve never experienced from any other single real estate agent.
